12/22/2011 – Willoughby Flex Building Sells for $950,000

Grubb & Ellis Company was retained by WRG Properties, LLC to assist in the sale of the industrial building located at 38585 Apollo Parkway, Willoughby, Ohio. C & D Properties of Ohio, LLC purchased the facility for $950,000. The flex/warehouse was built in 2005, and features 22,000 SF with 9,500 SF office area, two docks and 20’ ceiling height in the warehouse. Terry Coyne, SIOR, CCIM, Grubb & Ellis Company, represented the seller, WRG Properties, LLC. The buyer was represented by Jim Wolf, of Kowit and Passov Real Estate Group.

11/17/2011 – DiGeronimo Leases Valley View Office Building

Grubb & Ellis Company is pleased to have assisted DiGeronimo Companies in the lease of the property located at 5533 Canal Rd. in Valley View. The 17,843 sf office building is fully leased to SupportCare/ViaQuest. Significant upgrades are being made to the facility, which was built in 1973. 11/17/2011 – Grubb & Ellis Helps Facilitate Lease of Former 7-UP Building

Grubb & Ellis is pleased to have assisted DonDa, LLC in the lease of the property located at 14301 Industrial Ave. N, Maple Heights, Ohio. Starmax Resources, LLC signed a 3 year lease at the former 7-UP building. The 114,900 sq. ft. industrial building was built in 1963 and features 6 docks, 2 drive-in-doors, and 13’-17’ clear ceiling height. Terry Coyne, Grubb & Ellis Company, represented the lessor, DonDa, LLC. Starmax Resources, LLC was represented by David Sternberg of MetroSpace Realty.

10/19/2011 – Oakwood Club Sells 90 Acres To First Interstate

First Interstate Properties, Ltd. purchased 90 acres of land from Oakwood Club. The land, formerly part of Oakwood Country Club in Cleveland Heights, sold for $2,200,000. The land will be developed into senior living, green space and retail use. First Interstate purchased 63 acres of the former Country Club in December, 2010. Terry Coyne, Jeff Cristal and Bob Nosal, Grubb & Ellis Company, represented the seller, Oakwood Club.

10/10/2011 Vistar to be First Tenant at CornerStone

Vistar, a unit of Richmond, VA based Performance Food Group will be the first tenant at CornerStone Business Park. Twinsburg Industrial will be constructing a 137,000 sq. ft. warehouse for Performance Food Group, doubling the amount of space the candy distributor currently has at their Dutton Drive location. Frank Lutch, President of Vistar, states, "Twinsburg has been good to us for 30 years, and we hope it can be for another 30." 10/6/2011 - PB IL OREO, LLC Sells Industrial Space at Former Lucas Aerospace Facility

Grubb & Ellis Company was retained by PB IL OREO, LLC in the sale of the industrial area known as Unit No. 2, Parts A & B of the Former Lucas Aerospace Building. The property, located at 777 Lena Dr., Cleveland, sold to Stuart Lichter and Chris Semarjian, dba Lena Commerce, LLC for $1,700,000.

The Former Lucas Aerospace facility was built in 1989, and features 21’6 ceilings, 4 docks with levelers and 2 drive-indoors. The building sits on 28.37 acres. In 2006, Commercial Turf relocated its headquarters into 83,000 square feet of the warehouse area of the same facility. Terry Coyne, Grubb & Ellis Company, represented the seller, PB IL OREO, LLC.

10/4/2011 Harbor Group Purchases Cleveland Garage

Grubb & Ellis is pleased to have assisted Harbor Group International in the purchase of the garage at the corner of short Vincent and Euclid, from AmFin R.E. Investments Inc. This property has been developed with hopes of expanding it upwards to accommodate condominiums on an additional 5 to 7 floors. Harbor Group also owns the building formerly known as the BP building, now named 200 Public Square in Downtown Cleveland. Harbor Group International bought the property from the court reported receiver. Harbor Group International was represented by Terry Coyne, Richard Sheehan and Bob Nosal, Grubb & Ellis Company.

8/22/2011 - Cleveland Manufacturing Building Sells to Sottile Investments LLC

Terry Coyne, Grubb & Ellis Company, and his team, represented Sottile Investments LLC in the purchase of the building located at 15825 Industrial Parkway, Cleveland, Ohio. Sottile Investments purchased the facility for $2,679,000. The 92,500 sq. ft. Cleveland facility will be occupied by National Safety Apparel, a fourth generation business, and manufacturers of custom made clothing for the utility and manufacturing industries. The convenient location near major freeways makes it an ideal spot for the growing business.

8/10/2011 – 2200 Highland LLC Sells to Refined & Reclined, LLC

Grubb & Ellis Company is pleased to have assisted in the sale of the property located at 2200 E. Highland Rd., Twinsburg, Ohio. Refined & Reclined, LLC purchased the 98,000 sq. ft. warehouse facility for $2,175,000 from 2200 Highland LLC. Building features include 18’ -24’ ceiling height, 10 docks and ample surface parking. 7/1/2011 – Former Smurfit-Stone Facility Sells to JIVA Properties

Grubb & Ellis Company is pleased to have assisted in the sale of the facility located at 108 S. Sycamore St., in Jefferson, OH. JIVA Properties, LLC purchased the former Smurfit-Stone manufacturing & warehouse facility. Building features include 177,120 square feet, 9 docks, 2 drive-in-doors and ample parking. 5/24/2011 - M4 Realty, LLC Purchases Former Hummer Dealership for $4.1M

Grubb & Ellis is pleased to have assisted in the purchase of the dealership located at 25975 Central Parkway in Beachwood, Ohio. M4 Realty, LLC purchased the former dealership for $4,100,000, from Central Hummer East Limited. Terry Coyne, of Grubb & Ellis Company, represented the buyer, M4 Realty, LLC. 4/28/2011 – Middleburg Hts. Warehouse Sells For $1.2M

Grubb & Ellis is pleased to have assisted in the purchase of the property located at 6760 Eastland Rd., in Middleburg Heights. Equitable Holding Co. LLC purchased the 43,150 sf warehouse/distribution facility from Trustees of Laurence Consolidated Trust for $1,212,500 ($28 per square foot). The seller, Trustees of Laurence Consolidated Trust, was represented by Jeff Rudy, Pinnacle Real Estate Services.

4/2011 - Custom Products Signs Lease In Glenwillow

Terry Coyne, Grubb & Ellis Company, represented Custom Products Corporation in the lease of the property located at 30311 Emerald Valley Parkway in Glenwillow. Custom Products will lease 52,057 sf of the facility from First Industrial. The lessor, First Industrial was represented by Terry Coyne and Jeff Kennedy, of Grubb & Ellis Company.

4/19/2011 - Former St. Cecilia Sells To New Freedom Ministries

Grubb & Ellis is pleased to have assisted in the sale of the former St. Cecilia Church. New Freedom Ministries purchased the 26,049 sf building for $217,000. The property is located at 3476 E. 152nd St., Cleveland. Some of the building features include a parish hall, basement with storage, two-story rectory with offices, kitchen, bedrooms and bathrooms, and a four car garage. 3/2/2011 – Enerco Group, Inc. To Lease Bedford Heights Industrial Building From APC Interstate, LLC

Grubb & Ellis Company is pleased to have assisted in the lease of the industrial facility located at 23371 Aurora Road, Bedford Heights, OH. Enerco Group will lease 110,351 sf of the facility beginning in April. Terry Coyne, Grubb & Ellis, represented the lessor, APC Interstate, LLC. 3/1/2011 – Macedonia Building Sells To GCBC, LLC For $475,000

Terry Coyne, of Grubb & Ellis Company, along with Jeff Maza, UGL Equis, represented L&W Supply Corporation in the sale of the property located at 596 E. Highland Rd., Macedonia. The 1.9 acre property features two industrial buildings (totaling 16,000 sf) and 16'-22’ ceiling height. The property sold to GCBC, LLC for $475,000. Fred Christie, Cresco Real Estate, represented the buyer, GCBC, LLC.

2/16/2011 – Former Playtex/Diaper Genie Facility Sells to Automated Packaging Systems, Inc.

Grubb & Ellis is pleased to have assisted in the sale of the manufacturing facility located at 600 Mondial Parkway, in Streetsboro, Ohio. Automated Packaging Systems, Inc. purchased the 173,315 sf building from Playtex Manufacturing Inc for $5,225,762 ($30.62/sq ft.). 1/3/2011 – Downtown Baker Building Sells For $450,000

Terry Coyne, Grubb & Ellis Company, represented Capua Properties, LLC in the sale of the property located at 1940 East 6th Street, Cleveland. J. Scott Scheel purchased the 11-story Baker building for $450,000.

1/2011 – ALS Services USA, Corp To Lease From Harsax Management

Terry Coyne and Jeff Kennedy, Grubb & Ellis Company, represented ALS Services USA, Corp in the lease of the industrial building located at 6180 Halle Drive, Valley View.
