The second project getting started is a 240,000-square-foot spec building that is expected to be done in about a year. Although there are no confirmed tenants signed for that building yet, the park already has one 200,000-square-foot building that was constructed on spec that is now fully leased with tenants such as a Dunkin' Donuts distribution center. "This building will be well positioned to take advantage of all that, and Rugby is a proven developer." Newmark Knight Frank plans to move its offices late this year to AECOM Centre from the U.S. Bank Centre building at Playhouse Square. If the 575,000-square-foot AECOM Centre fills up and Rugby's turnaround strategy bears out, "my hope is to buy more buildings in Cleveland," Ades said.
